The apartment has its good points and bad points. It is pretty inexpensive for the location (between West U. and Bellaire), but it is on older complex with its share of problems.
For one thing, the lower rent attracts a lot of college students, so if you are one of them, the complex is OK. Otherwise, you could very easily hate your neighbor's loud parties all night, and management will do nothing to help you.
The well-manicured gardens are very attractive when you are first signing your lease, but the swarms of giant tree roaches at night are terrifying. In the summer, when you back your car out at night the ground scatters. This is not an over exaggeration. Also, the apartments are infested with bugs like roaches, ants and millipedes. Yes, millipedes!!! I have never heard of such a thing, but I kill three in the kitchen, go to the bathroom, and sure enough, another 2 are crawling on the kitchen floor!!! I have read apartment reviews on other websites and the millipede issue is apparently universal to the complex. As far as the sugar ants go, they mostly like toothpaste so keep your toothbrush safe. The exterminator comes every 6 months but this does little good.
The exercise room is very close quarters, and one of the gardeners exercise there for 30 min. on the treadmill every morning...in his full-maintenance outfit. This bothers my girlfriend more than me since she uses the closet more. To me, the people leasing the apartments should have priority on the equipment. Also, it seems a little strange that the gardener wears full on long-sleeve shirts, pants, and work shoes on the treadmill in. For my girlfriend, the guy just makes her uncomfortable. This has been going on for 2 years so don't expect it to change. Management doesn't care.
There is no on-site security despite in the 2 years I have stayed here there have been several break-ins...mostly cars. I also heard of a rape before I moved in...don't know if this is true or not.
Maintenance and repairs vary between 1-4 days. I suggest talking to Leslie (I think Leslie), the assistant manager, not Kelly, the manager, if you want anything done. Also, the water is semi-often rust colored but just let it run for 2-3 min, and it will clear itself out.
Another problem I saw was that the 2nd and 3rd stories have floor to ceiling windows. STORY: The first year I lived there, I was on the 2nd floor. One day, I tripped and fell into the window and found myself looking down into my downstairs neighbors patio. If my shoulder were a bit smaller, I could have gone through. I recommend parents of young children keep this in mind. The old manager, who has since left, fixed the window immediately and was very apologetic to me, (Maybe she just didnt want me to sue. I dont know.). I made the recommendation to install some safety feature but nothing was done when I left.
Kelly, the new manager is my favorite. She's new and replaced the previous manager who was much better. Kelly rolls her eyes when she talks to you and is condescending. She treated my like I am stupid because they don't have the lease terms memorized. (I guess, my Masters degree makes me the idiot.)
STORY: I wanted to give notice of my leaving the complex at ~90 days before my actual date (They require 60 days notice). She said come back at sixty days and put it in writing. Thats all she said. She obliviously was being too lazy to deal with me. I came back to the office at 56 days before I wanted to move out, and the assistant manager very rudely jumped on my case and said that I had to pay an additional months rent above and beyond the 56 (not exactly 60) days I had given. As a customer, I loved being bully by the people I pay money to. She then pulls out a blank sheet of paper and told me to write on it that I was giving my notice. Thats it!!! Why didnt Kelly just ask me to do that for her before when I had talked to her??!! Why didnt she tell me that I had to come EXACTLY at 60 days or else I could be penalized??!! The answer Kelly gave me when I later talked to her is, Its all on the lease, with a smug smile. Like I said, they wont volunteer any info to you and they just wait for you to screw up so they can get more money from you.
The complex is not full so I am sure they are hard-pressed to make their numbers somehow. Remember, they dont treat you like the customer. They just waive your credit score over you head and bully you around if they can. Anyway, I jumped through some hoops, got in touch with the corporate office and we came to an agreement. BUT, I WILL NEVER SATY AT ANOTHER FINGERS COMPANY APARTMENT AGAIN.
Originally I was leaving the complex satisfied, but now I have a bad taste in my mouth. I still recommend this apartment to anyone on a very tight budget who wants and inner-loop address&there are worse places out there. But, I wouldnt recommend stay there for a year or two. I hope everyone takes into consideration what I have said very carefully. Also, there is more info about this complex on other apartment ratings websites if you want to look around. Even the nicer reviews mention that the management and millipedes as major issues.
