BE WARNED..!!!! I am a long term resident of two years with Gael apartments. Recently, I completed my third lease with Gael and requseted to move into a smaller apartment to reduce my espenses. After proper notice, I signed a fourth lease with Gael in a smaller apartment. One week after moving out of the first apartment I received a bill from Gael. They claimed they had done a move out inspection and I needed to pay them $920 for damages to the first apartment. They claimed they had to replace the carpet and refinish a bathtub with other incidentals. I protested on the basis of: (1) Gael did not invite me for a joint inspection, (2) The carpet was normal wear and tear, (3) the plastic tub stains were from normal wear and cleaning with normal fluids. (4) I reminded them that this apartment had sustained significant damage during hurricane Ike. (5) The roof was damaged and the cieling had fallen in my bedroom and bathroom areas. (6) The carpets were wet with dirty strom water. (7) They never removed nor dried the carpet. I had continued to live in the apartment without repairs for 4 months (wet carpets, no ceiling, with my utilities and AC escaping into the attic) (8) I also esplained, the carpet recieved high soiling due to roofing materiasl and construcion debris laying about the side walks plus construction traffic around and through the apartment. After my explanation, they offerd to reduce the charges by 20%. This is a SHAM!!!! So... In order to protect my credit rating I must pay and continue subjection to Gael's unfair practices another 5 months remaining on the new lease. I am warning everyone to STAY AWAY from the Gael/Gable group. They are not decent business people and are out to shaft there tennants for cost of normal wear and tear. The contracts are written totally in Gael's favor to shaft the occupant. They do not invite the tennant to inspections. They do not repair and make good on keeping the accomodations adequate for the tennant in a timely manner. They beleive they have the right to pass on their cost of ownership and maintenance to we the tennant...
